East Naples development coming on line



New development, Azure at Hacienda Lakes, starting to take shape

A new housing development is taking shape in East Naples.

Azure at Hacienda Lakes held its grand opening early last month, with about 90 developed lots.

Developer Toll Brothers plans to build about 400 homes in the community off Rattlesnake Hammock Road, just east of Collier Boulevard, said Ken Thirtyacre, division president for West Florida and Central Florida.

All the homes will be built in a British West Indies architectural style, Thirtyacre said.

Many of the community’s home sites feature water and preserve views, according to a news release.

The architecture features smooth masonry-stucco walls finished in light tones and plantation shutters on some models, the release states.

“I had a vision it would work,” Thirtyacre said, but it took some persuasion of his colleagues.

The goal, he said, is “that you feel like when you come in, you’re somewhere else” — someplace tropical.

The response from potential homebuyers has been positive, he said, with perhaps 100 of them touring the three model homes per week.

The homes range from 1,944 to 4,405 square feet and start around $350,000. The larger homes start around $570,000, according to the company.

Toll Brothers closed on the property in the late third quarter or early fourth quarter of 2016, Thirtyacre said.

The company hopes to fully develop the community in five or six years, he said.

As some in the Southwest Florida real estate market try to divine the right price range for the near future, Toll Brothers think this development meets a need.

“I’m confident” at this price range, Thirtyacre said. “We offer something most builders don’t. We do a lot more on our homes. We find our buyers are willing to pay a little more.”

Toll Brother is confident that East Naples will see continued development for residential and commercial real estate, he said.
